What a week! Week 1, house 1

Mon 9/19 - Measured house so I could put it into Home Designer and get accurate sq footage estimates. Still not done with that

Tues 9/20 - Closed!! It actually went pretty smoothly. I learned that my wholesaler wasn't lying about me signing the contract with no time to spare. While I was waiting in the lobby, another investor came in to get deposit they put down for my property. I obviously stayed quiet! Then I went to the City of Atlanta to get the water turned on. Called GA power to get the power put in my name. And then went to Lowes' to buy a "No trespassing" sign to hang on the front and back door. My partner had discovered that another investor had going in earlier in the week and stacked up tables and stools to be able to look in the attic space. So my partner decided to jump up and take a peek. And thankfully, it checked out OK. So I definitely wanted to lock the windows and secure the property. I also ordered an alarm (SimpliSafe) which should be here in just a few days. As soon as I have that - I will order a dumpster. I don't want it to be too obvious that it is vacant until I have the alarm set up.

Wed 9/21 - Got things setup with the Insurance Company, and contacted an inspector to come out for Thursday. Got Gas set up. Made banana bread and delivered it to the neighbors to the left and right, along with a note introducing myself and giving my phone number in case there are ANY issues.

Thurs 9/22 - Followed the inspector around like a puppy dog. In all honesty, he was one of the most gruff people I have met. He came recommended to me through GA REIA. He shut me down when I asked my very first question - explaining that I would mess up his method if I continued to ask questions. I was seething inside! But then I figured out a way for things to work. I wrote down my questions and when he was at a breaking point - he allowed me to ask them. I learned a LOT! And he confirmed that my house has good bones!

Fri - Met the plaster guy and kitchen designer out at the property. They both seemed to be good people that I could work well with. At lunch I went to Advanta to learn more about using IRA funds to purchase properties. I have decided I will pursue that more once I have enough income coming in to pay the bills. My startup savings is quickly eroding :).

Sat - Spent all day at GA REIA event to learn more about the foreclosure process. BUT the highlight was when I got home and it was time to show my family the property I had purchased. We had a really busy week this week and this was the first time that we were all available! My husband said he understood why I fell in love with it! He found an old record player that worked and was excited to bring it home! My son was elated that I was going to allow him to demo the shed out back. And my daughter cracked a smile when she learned that since I will be employing her (more on that later), she can join my cell phone plan and get more data!

Sunday - Time to shower and get to day 2 of my class! I have an exciting week ahead!
